FAQ – About buyer’s agents

What is a buyer's agent?

It’s a licensed real estate agent who:

  1. Is 100% on your side / in your corner
  2. Has no conflicts of interest

In France, they are called home hunters (or “chasseur immobilier” in French). Home hunters amount to less than 1% of all licensed real estate professionals. In addition to their standard search & acquisition activity, many home hunters also represent sellers and actually carry out the same activity as traditional real estate agencies.

But in reality,

  1. Few home hunters are “true” exclusive buyer’s agents (i.e., focusing only on buyers).
  2. Fewer are expert in luxury real estate (i.e., focusing only on France’s finest properties).

What does a buying agent actually do?

A buyer’s agent assists buyers throughout their project until the signature of the deed of sale.

  1. Find properties that meet the client’s specific requirements.
  2. Accompany the client in all the visits and highlight the pros and cons of the property.
  3. Conduct due diligence (i.e., price study, diagnostics, technical and legal constraints…).
  4. Advise.
  5. Ensure that the client has the buying capacity to buy quickly and efficiently.

What are the benefits for buyers?

1. The buyer doesn’t overpay.

2. The buyer saves time:

  • By getting a quick access to all essential information (price level, purchase steps …).
  • By visiting only targeted goods.

FAQ – About the buying & legal process in France

What is the buying process?

Purchasing is a 2-step legal process:

  1. With a pre-contract called “compromis de vente
  2. Followed 3 months later by the “acte de vente” done at a French “notaire”.
