What is a buyer's agent?
It’s a licensed real estate agent who:
- Is 100% on your side / in your corner
- Has no conflicts of interest
In France, they are called home hunters (or “chasseur immobilier” in French). Home hunters amount to less than 1% of all licensed real estate professionals. In addition to their standard search & acquisition activity, many home hunters also represent sellers and actually carry out the same activity as traditional real estate agencies.
But in reality,
- Few home hunters are “true” exclusive buyer’s agents (i.e., focusing only on buyers).
- Fewer are expert in luxury real estate (i.e., focusing only on France’s finest properties).
What does a buying agent actually do?
A buyer’s agent assists buyers throughout their project until the signature of the deed of sale.
- Find properties that meet the client’s specific requirements.
- Accompany the client in all the visits and highlight the pros and cons of the property.
- Conduct due diligence (i.e., price study, diagnostics, technical and legal constraints…).
- Advise.
- Ensure that the client has the buying capacity to buy quickly and efficiently.

What is the buying process?
Purchasing is a 2-step legal process:
- With a pre-contract called “compromis de vente”
- Followed 3 months later by the “acte de vente” done at a French “notaire”.
