Search Agent
You may prefer not committing to a single buying agent and not paying search and acquisition fees. Instead, you prefer contacting yourself all the stakeholders, hoping to unearth yourself the right home or asset.
It won’t come without struggle and challenges though:
- For some outsiders, it’s nearly impossible to know where to begin and who to trust.
- Through any single estate agent, you will be able to access only a small fraction of all available properties. To access 100% of the market, you would need to contact hundreds of people (i.e., traditional estate agents, FSBO, notaries, family offices, private banks, asset managers…).
- Coordinating with x people and filtering bad options take time and expertise. Flying to France for disappointing viewings wastes time. Your time.
- The most exceptional properties are traded privately among networks that are hard to access, especially from abroad.
This Search Agent service addresses those challenges.
This service includes:
- Searching 100% of the market and providing you with a shortlist of properties matching your search criteria within a few days.
- Arranging and attending all property viewings
- Informing and advising you (as per Loi Hoguet’s legal obligations)
- Handing you off to the seller/seller’s rep after viewings
This service doesn’t include: conducting due diligence, assisting with negotiation and offer preparation, providing closing support and attending signings.

It’s a limited-agency service
- It means that I will be your agent only for the search and viewing tasks. Once your offer is accepted by the seller, my mission is complete.
- The relationship with you (i.e. the buyer) will start with the determination of the search brief and the signature of a search mandate agreement and other documents (e.g. NCNDA, LOI, proof of funds…) prior to receiving confidential information.
- The relationship with the seller (or its authorized representative) are established in writing with a commission-sharing agreement prior to sending confidential information to potential buyers.
Fees
- This service comes at no extra cost to you (i.e. the buyer).
- The selling side’s fees will be co-brokered (i.e., equally split/shared) between the estate agent who lists the property and my agency.
- My fees are payable by the seller’s agent (through the notary) only on the day of completion.
This service is best for
- Opportunistic private buyers who are fee-averse and prefer minimal commitment and fast access.
- Investors who want curated options and viewings when speed to opportunity matters and they can handle the rest.
