This service caters to the needs of individuals and companies that want to snap up top (off-market) deal opportunities but don’t need representation during the negotiation and closing. It concerns:
- Private UHNW individuals
- Companies (asset managers; REIT & RE funds; banks & insurance companies; pension funds; private offices & family offices; private equity; sovereign wealth funds)
This service is ideal if you want to be the “first-to-know”, to stay abreast of the latest deal opportunities and to avoid missing out on the top ones. It concerns:
- Private residences
- Buildings (residential; mixed-use; office)
- Hotels (4/5-star and palace)
- Castles
- Vineyards & olive groves
This service includes:
- Receiving your detailed search brief in writing
- Keeping an eye out and spotting assets matching your search brief
- Accompanying you at first showing
- Introducing you to the seller or its authorized representative
- Advice & assistance
It’s a limited-agency service
- It means that I will be your agent only for the search part.
- The relationship with you (i.e. the buyer) will start with the determination of the search brief and the signature of a search mandate agreement and other documents (e.g. NCNDA, LOI, proof of funds…) prior to receiving confidential information.
- The relationship with the seller (or its authorized representative) will be established in writing with a commission-sharing agreement prior to sending confidential information to potential buyers.
Fees
- This service comes at no extra cost to you (i.e. the buyer).
- The selling side’s commission on properties will be co-brokered (i.e., equally split/shared) between the agent who lists the property and my agency.
- The commission is payable only on the day of completion.
